Welcome to the Manatee County Building Department's Permitting System


You may apply, purchase and print permits online. Below is a list of permit types that can be applied for online:

Payment Gateway Change

As of May 30th 2017, Manatee County has implemented a payment gateway through Please Be aware that the Payment Portion of the site looks and flows differently. Manatee County Staff are working to smooth out this new process, thank you for your patience.

Online permits are not processed for Mobile Home Parks and/or Condominiums/Apartments.

Our Web Pages are being designed to help Manatee County property owners, building contractors and permit agents with the permitting process. You can check permit information from the Building Department's permitting database, for example:

  • Permit Search - Search for a permit using a permit number, parcel number, address, owner's name, or by the contractor's license number. You do not have to be a registered user to use.
  • Report - Detailed or summary information for selected permit types. You do not have to be a registered user to use.
  • Apply and Purchase Permits - Registered users can apply purchase and print permits online.
  • Pay Fees - Registered users can pay permitting fees, re-inspection fees and impact fees* online.
  • *Fire Impact Fees cannot be paid online - must be paid via check.

  • Schedule/Cancel Inspections - Registered users, Registered users can conveniently schedule and cancel inspections online.

If you would like to use the online permitting system and you are a registered building contractor or permit service, you must fill out the current WEB PAGE AUTHORIZED AGENT FORM.

Contact the Building Department for the current form, it should be filled out with the building contractor's information and the name and email address of each person that will be using the system on behalf of the contractor. The form is signed by the contractor and either faxed or brought back to the Building Department to be kept on file. All contractors must be registered with the Building Department. Licenses, insurance and business operating fees MUST be up to date.

All permit fees except those paid to their respective fire departments can be paid online.
